Securing the right rental property

We know it’s not always easy finding the right rental property. Securing a rental can be competitive, with prospective tenants sometimes finding themselves being one of many people applying to rent the same place.  

Prospective tenants often ask us “Is there anything I can do to help increase my chance of securing a rental property?” Our answer? “Absolutely.” 

Here are a few tips to help secure the right rental property:

 

Make a good impression at the viewing

Your prospective landlord or property manager is likely to meet quite a few people at viewings. Being polite and courteous are traits that everyone appreciates and dressing neatly is a good idea.  

If you are part of a group looking to rent a property, it’s preferable if everyone comes to the viewing and introduces themselves.  

Provide additional information

You may wish to prepare a ‘rental CV’ and take a printed copy with you to the viewing. A rental CV could contain information such as: 

  • Your contact details 
  • Your photo, or a photo of the people applying for the rental if for a family or other group 
  • Current employment status and/or recent employment history 
  • Education plans – applicable for tertiary students 
  • A copy of reference letters, especially rental references if you have them. If not, character references and an explanation of why you don’t have a rental reference could be useful (for example, you previously owned a home, this is your first-time renting). 
  • A description of what kind of tenant you will be and why you should be considered a suitable tenant. Are there particular domestic tasks you are happy to undertake as a tenant? This may include chores such as lawnmowing, hedge trimming and gardening. 

Get your application in ASAP

It’s a good idea to get your rental application in as soon as possible, ideally within 24 hours. This shows you’re keen, motivated and organised. Take care when filling out the application and proof-read it carefully. 

It’s also a good idea to provide a covering letter with your application. You can use this opportunity to say why you think the property is a good fit for you and why you think you’re the right tenant for the rental.  

Attach a copy of your rental CV too, this will help remind the person reviewing your application who you are. 

Have good references

References from previous landlords or property managers are generally required. A new property manager or landlord will want to know how you have been as a tenant previously. 

If you are a first-time renter and do not have a rental reference, think about who might be able to vouch for you as a suitable tenant.  

Credit Record. Take the initiative

It is worth taking the initiative to get a copy of your credit record so that you can provide this with your application. Doing this will also enable you to know in advance if there are any errors or omissions you may need to address. 

Follow up if you haven’t heard back

If you haven’t heard anything after a couple of days, follow up by calling or emailing. You can ask if there is anything further that is needed from you and reiterate why you think you are the right tenant for the rental property. 

Register with a property manager

Property managers know the local rental market. You may wish to register with a property management company like Quinovic who can work with you to find a suitable rental property that meets your needs. 

Be the tenant people want to rent to again

And perhaps most importantly, be the kind of tenant you would want to rent to if you were renting a property. Having a good rental history is possibly the best thing you can do to help you secure the right rental property moving forward.
