A Property Condition Report is a detailed record of a rental property’s condition at the time that a tenancy commences. This report is for the benefit of both tenants and landlords so that there is no confusion about the condition of the property down the track. It is best practice for tenants to check all details thoroughly and to sign the Property Condition Report once they're happy that it is accurate.
When you find the perfect Quinovic rental property to call home, one of our experienced Property Managers will complete a comprehensive Property Condition Report on the property for you. This report is part of our standard best practice and is completed for every new tenancy. We take the time to ensure that these reports are extremely thorough - a comprehensive report for a 3-bedroom home could take about 4 hours to complete and generate more than 400 photos (depending on the condition and size of the property).
The report documents in photos and notes the condition of everything in the property at the time the tenancy commences, including any furniture and appliances that may be included as part of the tenancy agreement.
If the property that you are looking to rent has damage that was caused by a natural disaster, such as an earthquake or flood, as long as it meets healthy homes standards and has been deemed habitable by local authorities this should be able to be tenanted. In a nutshell, a Property Condition Report is a key document for all new tenancies as it is used as a 'baseline' condition report should there be any issues raised about the property at a later stage. This provides both the landlord and tenant with peace of mind and helps to avoid disputes down the track over property damage.
When your tenancy concludes and you move out of the property, the report can be utilised to check whether the property has incurred any new damage during the tenancy. It also provides you with proof of the existing condition when your tenancy began.
The Property Condition Report is shared with new tenants at move-in time and it’s important that they review this report carefully.
Once new tenants have been provided with the Property Condition Report, they have 14 days to let their Quinovic Property Manager know if the report has missed anything regarding the property's condition.
Top Tip: Keep a copy of the Property Condition Report (signed by both parties) along with your signed Tenancy Agreement, Healthy Homes Statement, Insurance Policy, Credit Check and References so it’s easy to refer to it if needed.
